Denver HOA and Condo Association Management

Denver associations often pack a lot into a small footprint: shared roofs, hallways, elevators, garages, parking lots and plenty of neighbors living close together. That makes communication, maintenance planning and clear rules especially important. Accord helps Denver boards keep all of it organized.

Managing the shared spaces that come with city living

Denver is a consolidated city and county, and its housing ranges from historic neighborhoods to newer condo buildings, townhome rows and mixed-use developments. In associations like these, the "common elements" are more than a clubhouse and a park. They can include building systems, roofs, entry doors, garages and parking areas that every owner depends on.

We help Denver boards with:

  • Building and common-element maintenance: routine inspections, vendor bids and follow-up on repairs to shared systems
  • Reserve planning: roofs, boilers, elevators, paving and other big-ticket items need long-term savings. We coordinate reserve studies and keep the board's plan on track. (See What Is an HOA Reserve Study? )
  • Owner communication: notices, community websites and a homeowner portal so owners can find documents and submit requests without hunting for answers
  • 24/7 emergencies: water leaks don't keep office hours. Owners and residents can call 720-259-8019 any time.

Parking and towing in Denver communities

Parking is one of the most common sources of friction in denser communities. Colorado tightened its towing rules in 2024 (HB24-1051): a tow company must now get documented, signed permission from the property owner or property manager for each nonconsensual tow, and tow-away signs must meet size and placement rules and appear in English and Spanish. We help boards write clear parking rules, keep signs and notices in order and handle towing authorizations carefully.

Larger buildings and city requirements

Some Denver condo buildings have obligations under city programs, such as Energize Denver's energy benchmarking and performance requirements for larger buildings. Requirements depend on building size and type, so we encourage boards to confirm with the City and County of Denver and to plan any needed work through the budget and reserve process. We help coordinate the vendors and paperwork that follow.
