Questions from HOA boards

How much does HOA management cost?

It depends on your community's size, type and the services your board needs. We'll prepare a written proposal that spells out the cost. There are no hidden fees or extra charges.

Can we cancel our management agreement?

Yes. You can cancel any time, for any reason. We want to keep your business by doing good work, not by locking you into a long contract.

How do we switch to Accord from our current management company?

Start by reviewing your current agreement's termination terms, then request a proposal. If your board chooses Accord, we coordinate the transition with your outgoing manager, including funds, records, contracts and online accounts. Colorado's HB26-1099 requires a former management company to turn over all association money, records, accounts and passwords within 45 days after its contract ends.

Our community is self-managed. Can you help?

Yes. We can provide full-service management or focus on the areas your board needs most. We'll gather your documents, set up accounting and give owners a portal and community website.

Who handles the association's accounting?

We provide professional accounting. Your board receives clear financial statements and support with budgets, reserves, collections and vendor payments.

How many communities does each manager handle?

Each manager handles just 5 to 6 communities. We keep portfolios small so every manager has time to visit communities, return calls and prepare for meetings.

Will our manager actually visit the community?

Yes. Our managers are boots on the ground. They visit the communities they manage, check conditions and meet vendors on site.

Do you help with board meetings and annual meetings?

Yes. We help prepare agendas, notices and board packets, and we coordinate annual meetings and elections.

Can you help us keep up with changes in Colorado HOA law?

Yes. We keep boards informed about legal changes that affect day-to-day operations, such as the rules on fines, collections and towing, and we recommend involving your association's attorney when legal advice is needed.

Which areas do you serve?

We serve homeowner associations across the Denver metro area from our office in Aurora, including Aurora, Denver, Centennial, Englewood, Parker, Lakewood, Greenwood Village, Littleton, Highlands Ranch, Castle Rock, Lone Tree, Commerce City and Brighton.

Questions from homeowners

How do I log in to the homeowner portal?

Go to www.accordhoa.com and click "HOA Portal Login." Through the portal you can view documents, pay, submit requests and, in some communities, register vehicles.

How do I pay my HOA assessments?

You can pay online with the "Make HOA Payment" button on our website, or mail a check.

Where do I mail my HOA payment?

Mail checks to your association's name at P.O. Box 98445, Phoenix, AZ 85038-0445. Put your association's name on the first line of the address. Be sure to include your Account ID on the check. It’s a unique 7-digit number you can find in the HOA Portal.

Who do I call in an emergency after hours?

Call our 24/7 after-hours emergency line at 720-259-8019. For any emergency involving fire, medical issues or immediate danger, call 911 first.

How do I submit a maintenance request?

Log in to the portal and submit a request with clear details about the location and problem. Your community manager reviews it, confirms whether it's an association responsibility and assigns it to a vendor if it is.

How do I register my vehicle?

In communities that require vehicle registration, you can register through the homeowner portal. If you're not sure whether your community requires it, contact your community manager.

How do I get copies of my community's documents?

Many documents are available in the portal. If you can't find what you need, email info@accordhoa.com or call 720-230-7303.

Do I need approval before making changes to my home's exterior?

In most communities, yes. Check your design guidelines and submit an architectural request before you start work, then wait for written approval.

I received a violation notice. What should I do?

Read the notice carefully and contact your community manager with any questions. Under Colorado law, most violations come with written notice and an opportunity to fix the problem before a fine can be imposed.

I'm selling or refinancing my home. What documents does my title company need?

Title companies and lenders usually order a status letter and, for a sale, a CIC resale package. They can order these on our Title & Realtors page.
