Halloween is almost here, and the winter holidays are not far behind. Decorations are one of the best parts of the season, and most HOA communities welcome them. Because you share streets, walkways and common areas with your neighbors, a little planning helps everyone enjoy the season and avoids surprises.
Start with your community's rules
Many associations have rules or guidelines about seasonal decorations. They may address when decorations can go up, how long after a holiday they should come down, and where they can be placed. Some communities also have guidelines for lighting or for items attached to the exterior of a building.
Every community is different, so check your own governing documents and rules and regulations before you decorate. Accord owners can find community documents through the HOA Portal at accordhoa.com.
Keep decorations on your own property
Common areas, such as shared lawns, entry monuments, mailbox areas and shared landscaping, are maintained by the association. Unless your community says otherwise, keep decorations on your own lot or your own patio and entry area. In townhome and condo communities, ask your community manager before attaching anything to shared walls, railings, roofs or gutters, since those may be association-maintained components.
Think safety first
- Keep paths clear. Leave sidewalks, driveways, fire lanes and hydrants free of decorations, cords and inflatables.
- Secure everything against the wind. Colorado wind can carry inflatables, signs and lightweight decorations into a neighbor's yard or the street.
- Use outdoor-rated lights and cords. Follow the manufacturer's instructions and avoid overloading outlets.
- Watch for trip hazards. Run cords where people will not walk, especially after dark.
Plan ahead for snow
Decorations placed along walks, driveways or curbs can disappear under the first snowfall. That makes them easy for snow removal crews to damage, and harder for crews to do their job. Keep items back from areas that get plowed or shoveled, and pick them up before a storm when you can.
Be a good neighbor
- Use timers so bright displays turn off at a reasonable hour.
- Keep music and sound effects at a volume that will not carry into neighbors' homes late at night.
- Take decorations down on time so the community looks tidy heading into the new year.
Have a question? Just ask
If you are not sure whether a decoration or display is allowed, ask before you put it up. Your community manager can point you to the rules that apply in your community. Contact your community manager, email info@accordhoa.com or call our office at 720-230-7303.
From all of us at Accord Property Management, we wish you a safe and happy holiday season.
