Every homeowner association in Colorado is guided by a board of directors. Yet many owners are not sure what the board actually does, or whether they could serve on it. The short answer: board members are volunteer homeowners, just like you, who help guide the community they live in.
What does an HOA board do?
The board makes decisions on behalf of the association, working within the community's governing documents. Typical responsibilities include:
- Reviewing budgets and financials so the association can pay for what it maintains.
- Planning for long-term maintenance, including the reserves that fund future repairs and replacements.
- Making decisions about common areas, such as landscaping, amenities and shared buildings.
- Setting policies within the limits of the declaration, bylaws and rules.
How much time does it take?
The time commitment varies by community. Larger associations with amenities and many contracts usually need more attention than a small townhome community. For most boards, the role means attending board meetings and reviewing information between them, such as financial reports, bids and owner requests.
Where the management company fits in
Board members are not expected to do everything themselves. In a professionally managed community, the management company handles the day-to-day work and carries out the board's direction. That includes coordinating vendors, answering owner questions, keeping the books and preparing information the board needs to make decisions. The board sets direction; management helps put it into action.
Why it matters
An engaged, thoughtful board helps keep the community well maintained and financially healthy, and that supports property values for everyone. Serving is also a way to get to know your neighbors and have a real voice in decisions that affect your home.
Thinking about serving?
Board elections and openings work differently from community to community, depending on your governing documents. The best first step is to contact your community manager and ask how elections work, when the next opening may come up and what the role involves in your association. Coming to a board meeting as an owner is also a great way to see how decisions are made before you run.
